Luxury home prices in the Tampa metro climbed 15.4% year over year during the three months ending in July, the second-largest increase among the 50 most populous U.S. metros, according to a Redfin analysis. Nationally, luxury prices rose 5.3% over the same period.
The gains are concentrated at the top. Wesley Chapel's median listing price, by contrast, fell 5.39% year over year in September to $435,000, according to Realtor.com data reported by Wesley Chapel Community. The median sold price dropped 6.15% to $427,495.
That split mirrors a national pattern. Redfin defines luxury homes as those in the top 5% of a metro area's price range. In the Tampa metro, non-luxury home prices were essentially unchanged, rising just 0.3% during the same May-through-July window, Redfin reported.
Sarasota's luxury boom shows the gap
In Sarasota County, nine single-family homes sold for $10 million or more during the third quarter of 2026. That is up from one such sale during the same period in 2025, an 800% increase, according to the Realtor Association of Sarasota and Manatee (RASM) in its Q3 report.
Ten condos and townhomes in Sarasota County also sold for $10 million or more during the quarter, compared with zero a year earlier. Another 15 condos or townhomes sold for $5 million to under $10 million, up from one in the third quarter of 2025.
The biggest deal was a newly built estate on Siesta Key that closed Sept. 28 for $26 million, the county's highest-priced home sale so far in 2026, the Herald-Tribune reported. The 1.18-acre, 13,035-square-foot property was an all-cash purchase, luxury agent Adnan Dedic of Compass told the Herald-Tribune.
"We're seeing prices that we haven't seen before," Dedic told the paper.
Five of the nine $10 million-plus single-family closings landed in September alone. All 10 of the condo and townhome sales at that price level also closed that month.
Local figures use a different measure
The Wesley Chapel listing-price figures cover September and a broader range of homes than Redfin’s May–July luxury analysis. They should not be read as measurements of the same set of properties or the same period.
Cash buyers support luxury demand
Cash purchases accounted for 37.6% of Sarasota County single-family sales and 60.9% of condo and townhome sales during the third quarter, RASM data shows. Those blockbuster deals pulled Sarasota County's average single-family sale price up 20.2% year over year to $807,627 in Q3. The median sale price, less sensitive to a handful of high-end transactions, rose a more modest 3.7% to $485,000.
"Even with new listings increasing across all segments, inventory continues to shrink, showing buyer demand is outpacing current supply," David Crawford, 2026 RASM president, said in the association's Q3 report.
Luxury home sales in West Palm Beach rose 43.9% year over year during May–July 2026 during May through July 2026, the largest increase among the markets Redfin studied. Miami luxury prices rose 18% year over year, the biggest price gain nationally. The Business Observer first reported the Sarasota County increase.
Across the Tampa-St. Petersburg-Clearwater metro, the broader market tells a different story. The median listing price fell 6.6% year over year to $385,398 in September, and more than a quarter of listings carried a price cut, according to Wesley Chapel Community's report on Realtor.com data.
Freddie Mac's 30-year fixed mortgage rate reached 6.95% in mid-September, the highest since January 2025, according to Realtor.com's research team cited in that report. Higher rates squeeze purchasing power for buyers who need financing, while cash-heavy luxury buyers remain less affected.
