A $27 million private social club is taking shape in Wesley Chapel's Two Rivers community, where homeowners in six neighborhoods will face an estimated $3,600 in annual membership fees and dues to use the facility.
The Landing at Two Rivers, developed by Tampa-based Eisenhower Property Group, will feature approximately 23,000 square feet of club facilities off Colston Avenue, south of State Road 56.
Construction is underway, with the clubhouse structure and pool area beginning to take shape, The Wesley Chapel Loop reported Tuesday, Oct. 6.
The developer is targeting an opening in late 2026, although the project could extend into early 2027.
The private club will serve six neighborhoods within Two Rivers West: Tamarack, Ryals Field, Fairwood, Hammock, Delyle and Shortgrass.
What homeowners will pay for membership
Although the developer describes membership as included with the purchase of a home in an eligible neighborhood, homeowners must pay separate fees and dues.
According to the developer's membership information, the estimated charges include:
- A one-time, nonrefundable $800 club contribution, plus 7% sales tax, due at closing.
- A $600 annual membership fee, equivalent to $50 per month, beginning when the club opens.
- Estimated monthly club dues of $250, also beginning when the club opens.
Together, the recurring charges total approximately $3,600 annually, or $300 per month, excluding homeowners association fees, Community Development District assessments and the initial club contribution.
The initial $800 contribution increases to $856 with sales tax.
The developer's published terms allow annual membership fees to increase by as much as 3.5% per year, while monthly club dues may increase by as much as 20% annually.
At the maximum permitted increase, estimated monthly dues of $250 could rise to $300 in the following year. That would add $600 to annual club dues before accounting for any increase in the separate membership fee.
The developer cautions that its online fee schedule is informational and does not establish binding membership terms. The club's governing documents control the actual obligations.
Membership is tied to an eligible home and transfers automatically to the next owner when the property is sold. A new buyer taking over an existing membership also faces a one-time transfer contribution of $800 plus sales tax.
Membership grants a revocable license to use club facilities rather than an ownership interest in the club.
Club will feature pools, dining and fitness facilities
The Landing's planned amenities include an approximately 8,500-square-foot clubhouse with indoor and outdoor dining, a bar, private dining space and a full-service restaurant.
A separate wellness area will provide more than 7,600 square feet for cardiovascular equipment, strength training, group fitness and cycling.
Outdoor amenities will include a six-lane lap pool, a resort-style family pool with a water-slide tower, eight pickleball courts, four tennis courts, a yoga lawn and spaces for community gatherings.
The club also plans to offer poolside dining, fitness classes, social events and children's programming.
Troon, a company specializing in club and hospitality management, will oversee staffing, food and beverage service, wellness programming and other club operations.
An on-site lifestyle director and events manager will organize activities for members.
Unlike amenities managed by neighborhood homeowners associations or CDDs, The Landing will operate as a privately owned social club.
Nonresidents may also apply for membership, subject to approval, availability and additional fees. The developer says nonresident initiation costs will be announced closer to opening.
Two Rivers expansion adds thousands of homes
The Landing is part of the larger Two Rivers master-planned development, which stretches along State Road 56 between Morris Bridge Road and U.S. 301.
The community includes homes ranging from approximately 1,500 square feet to more than 5,400 square feet, with prices spanning the mid-$300,000s to more than $1 million, according to the Two Rivers website.
The club's construction comes as Pasco County prepares for additional residential and commercial development in the area.
On Sept. 19, county commissioners voted 3-0 to approve a comprehensive plan amendment and rezoning for the approximately 3,405-acre Two Rivers development.
The revised plan allows up to 4,047 single-family homes and 2,500 multifamily units, bringing the development's total residential entitlement to 6,547 units.
Although the revised figures reflect changes in the housing mix, the net increase over previously approved residential entitlements is 147 units, according to a report on the commission's decision.
The approval also clears another development hurdle for a proposed 35-acre Peak Surf Park and expands the amount of commercial space permitted within Two Rivers.
Residents of Two Rivers East have access to a separate amenity club called The Nest. Membership at The Landing is associated with designated neighborhoods in Two Rivers West, rather than automatically extending to every home in the development.
Prospective buyers can review the club's membership terms and estimated costs before purchasing a home.
