Lowe's filed plans for a 107,000-square-foot store on State Road 52 north of Wesley Chapel, joining a planned Walmart in a development corridor where chain restaurants are already rising from the ground.

The two projects, Double Branch and Abbey Crossings, span roughly 1,300 acres in unincorporated Pasco County along State Road 52 between Interstate 75 and the Mirada community. The properties carry San Antonio addresses but sit immediately north of the Epperson neighborhood, putting them closer to many Wesley Chapel residents than stores deeper in the 33544 and 33543 ZIP codes. Both are part of Pasco County's "Connected City" initiative.

Neighborhood News Online reporter Joel Provenzano published a detailed inventory of the two developments on Aug. 29, documenting dozens of projects at various stages.

Lowe's, Walmart Anchor the Retail Corridor

Lowe's recently filed plans for the store in Abbey Crossings, North Tampa Buzz reported in its Aug. 17 newsletter. A Walmart is also planned nearby, directly behind Panera Bread and Chipotle locations already under construction. That store would be 9 miles from the existing Walmart at County Road 54 and Wiregrass Ranch Boulevard.

A Tampa-based partnership working with Bones Investment Group assembled roughly 330 acres for Abbey Crossings in November 2023 and rezoned about 245 acres, according to the Wesley Chapel Community site. Pasco County secured infrastructure financing for the roadwork in 2025, clearing the way for vertical construction on the retail pads.

Panera, Chipotle and Wawa Lead the Dining Buildout

Panera Bread, Chipotle and Dunkin' all have exterior walls up along State Road 52 in Abbey Crossings. Panda Express and McDonald's have submitted plans. A Wawa with 16 fueling positions has been approved for the corner of State Road 52 and McKendree Road.

Suncoast Hotels LLC submitted a site plan for a hotel and 10,000-square-foot restaurant at the Montserrat Way intersection. Provenzano identified the hotel as a planned TownePlace Suites by Marriott, based on the developer's website.

On the Double Branch side, plans call for The Shops & The Boardwalk, a retail zone with four waterside restaurant spaces overlooking a 12-acre lake, a 40,000-square-foot fitness center and a 25,000-square-foot grocery store. No tenants have been named.

Housing Pipeline Tops 900 Units Across Both Developments

The residential pipeline across both developments totals more than 900 units. A 174-townhome community is under construction in Double Branch. Taylor Morrison's Yardly rental concept has plans submitted for 140 units. Columnar Apartments would add 300 units. In Abbey Crossings, Springs at Abbey Crossing proposes 330 apartments, and Lennar Homes has completed platting for 150 townhomes.

Waterford Construction & Development is building 23 single-story office and medical buildings in Abbey Crossings Professional Park.

Three New Traffic Signals Mark Phase One's Completion

Roads and roundabouts for the initial phase are largely complete. Three new traffic signals are operating on State Road 52 at Tradeway Boulevard, McKendree Road and Montserrat Way.

No opening dates have been announced for any of the projects still under construction or in planning.
